    Entitlements, Pre-Development, and Pre-Construction

We work closely with the Owners, Architects, Engineers, and Government Agencies to prepare detailed and comprehensive documents, project budgets, and progress schedules. Document review with the Client, Architect, and Engineers result in a comprehensive set of construction documents which, along with Value Engineering, provide optimal Subcontractor pricing and minimize change order exposure during the project. Attention to the project budget and schedule is always our primary objective during the entitlement and development phases.

    Construction

Each project has an Executive Project Manager and Project Manager assigned as the team leaders responsible for all phases and aspects of the project. The Project Managers are assisted by the Project Estimator and the Project Superintendent, who provides the necessary on site supervision to ensure the work is performed in accordance with the contract documents, budget, and progress schedule.

  • Design/Build

Many of our projects have benefitted from the Design/Build construction process. The Design/Build concept provides a single source for project planning, entitlements, design, and construction. It allows design, engineering, and construction activities to be initiated while working drawings are in the process of being completed. This enables fast tracking of the various construction trades and condenses or accelerates the overall progress schedule, reducing financial exposure and consolidating all tasks of the project.

    Quality Control

Quality control begins during the pre-development and pre-construction phases with in-house document review, budgeting, value engineering, and selection of consultants, contractors, and the various Subcontractors. After construction has commenced, quality is achieved through ongoing construction meetings to coordinate the various phases of work, by the adherence to the entitlement documents and contract documents. Detailed attention is implemented, maintaining a clean and safe project site and employing qualified field management and supervision. Quality Control is a concentrated effort of teamwork involving our Estimators, Project Managers, Project Superintendent, Safety Director and Field Personnel.

    Safety

Our Safety Director visits each individual project to ensure safe working conditions are being maintained. Weekly safety meetings are held on each project site between our field personnel and Subcontractors to stress the importance of project safety. OSHA seminars are attended by all personnel, who are all OSHA certified.

    Warranty

Quality control standards are implemented from the inception of each project. Our commitment to our clients does not end with final completion of the construction project. We strive through our quality control program to minimize warranty needs. However, if warranty issues do arise, we provide a timely response to minimize any inconvenience.
